Builders Cleaning Services

A builders cleaning refers to the cleaning service performed before the building is handed over to the owner. This is also referred to as construction cleaning. The builder is generally responsible for conducting the builders cleaning before the property is handed over.

Stages of a builders cleaning

Generally, a builders cleaning has three different stages, typically named Stage-1, Stage-2 and Final (touch up).

Stage 1

Stage 1 is the most extensive of the entire builders cleaning process. The objective of this stage is to remove heavy dust and dirt from all surfaces in the building. This includes floors, walls and other surfaces in offices, kitchens, toilets, showrooms, etc. This process has several objectives:

  • To provide an environment that enables plumbers, electricians and other trades people to conduct further work.
  • The owners may want to inspect the progress during construction, in which case the premises will need to be cleaned to an acceptable standard.
  • The builder’s workers may need a cleaner premises to enable construction to continue.

There may be other reasons for a builder to engage our cleaning services during the construction phase.

Stage 2

Stage 2 is an intermediate cleaning conducted between Stage 1 and the Final stage. The purpose of this stage is to ensure that the environment is clean enough so that trade work can continue without any disruption.

Final Clean (Touch-up Cleaning)

The Final stage, which is also known as Touch-Up Cleaning, is the last stage of the builders cleaning. The premises would have already been cleaned to some degree during Stage 1 and Stage 2. Therefore, the final stage will generally not require a significant amount of work. However, depending on the nature of the building work after Stage-2, a significant amount of cleaning may be required during the Final Stage.

Some builders request that we combine the stages into a single cleaning, instead of doing the work in three stages. In this case, the cleaning is completed in a single stage just prior to the building handover to the owner.

Cleaning Procedures in a Builders Cleaning

There are several tasks to be performed during a builders cleaning. These tasks depend on the nature of the construction and the amount of dust and debris that must be removed. The following cleaning tasks are usually required:

Skirting boards, window frames and tracks

Brilliant Office Cleaning staff will first dust the skirtings, window ledges and tracks using dusters. The remaining marks will then be wiped clean. On some sites, there are thick layers of dust and dirt that must be cleaned.

Windows

Some builders request that we clean only the internal windows, while others request cleaning internal and external windows. Generally, the windows will be very dirty from the construction activity. As such, thorough cleaning will be necessary to clean them to an acceptable level. We use the water fed pole technique to clean exterior windows. The internal windows are cleaned using the squeeze technique. High level windows are cleaned using scissor and boom lifts.

Toilets and showers

Toilets and showers accumulate a significant amount of dust and dirt during construction. Commodes, cisterns, railings, walls, ceilings, floors and doors all require a thorough dusting and wiping. It should be noted that some tradies use the toilets during the construction phase, so the toilet bowls usually need to be cleaned thoroughly.

Kitchens

Kitchens are commonly found in commercial buildings, and require a number of trades, such as plumbers, tilers, carpenters and others. As a result, kitchens attract a significant amount of dust and dirt during construction. Therefore, the cleaning team must pay attention to many areas in the kitchen, including cupboards, benchtops, floors, ovens, sinks, tap fittings, light fittings, waste disposal areas, storage areas, rangehoods, etc. Further, the kitchen floors need to be thoroughly cleaned using an appropriate cleaning method.

Carpeted floors

If the carpeted floors are protected with plastic covering throughout the construction phase, general vacuuming will be sufficient. If not, carpet steam cleaning will be required.

Hard floors

General sweeping and mopping are usually sufficient for hard floors, however, if the floors have built-up dirt, floor scrubbing will be necessary. In some cases, pressure washing is used to clean hard floors. For the tiled floors, tile and grout cleaning may be required, depending on the type and amount dirt on the tiled surfaces.

Walls

Depending on the level of dirt, dusting and wiping may be enough, otherwise, more thorough cleaning procedures will be required, such as pressure washing.

Lights, switches and other fittings

Light switches, air ventilation inlets and outlets, power points and other fittings must be thoroughly cleaned by wiping and dusting.

Outside areas

Some builders request outside areas to be pressure washed. Examples include driveways, concrete paths and external walls.

For example, in most cases, renovation cleaning usually takes place while the premises are fully or partly occupied.

In most cases, renovation cleaning is performed as a single process, i.e., only the final cleaning is conducted, while a builders cleaning usually involves three stages. The actual cleaning processes are the same as a builders cleaning, and uses similar chemicals and detergents.
